KNOW ALL M E N B Y THESE PRESENTS,
THAT SEAL HARBOR REALTY COMPANY, a corporation existing under
the laws of Maine and having its principal place of business at
Senl Harbor in the town of Mount Desert, Hancock County, Maine, in
consideration of one dollar and other valuable considerations paid
by EDSEL B. FORD, of Detroit, Wayne County, Michigan, the receipt
whereof it does hereby acknowledge, does hereby GIVE, GRANT, BARGAIN,
SELL AND CONVEY, unto the said Edsel B. Ford, and his heirs and
assigns forever, a certain lot or parcel of land situated in Seal
Harbor in the Town of Mount Desert, Hancock County, Maine, bounded and
described B.S follows, to wit:-
Beginning at an iron bolt set in the ledge in the south line of
the lot formerly known au the "A. & J. Clement Ox Hill Lot" and being
the "FIRST LOT* which is described 8.8 conveyed in the deed from Amos
Clement and Charles H. Clement to said Edsel B. Ford, dated November
16, 1932, and recorded in the Registry of Deeds for Hancock County,
Maine, in Vol. 574, Page 2, said point of beginning being also the
northeast corner of that certain lot of land which is described as
conveyed to said Edsel B. Ford by Charles H. Clement in his deed
dated October 25, 1922, and recorded in said Registry in Book 573,
Page 8; thence south, eighty-six degrees east, (s. 86° E.) but always
following the south line of said Clement Ox Hill Lot, three hundred
and sixteen (316) feet to the center of the new county road; thence
by the center of said new county road, first south, fifty-nine degrees
west, (8,759° W.) sixty-four and eight-tenths (64 8/10) feet; thence
south, sixty-six degrees twenty-five minutes west (S. 66° 25' W.)
one hundred one and seven-tenths (101 7/10) feet; thence south, fifty-
six degrees fifteen minutes west, (S. 56° 15' w.) one hundred aixty-
seven and two-tenths (167 2/10) feet to the easterly line of the said
lot conveyed by Charles H. Clement to said Edsel B. Ford by deed dated
October 25, 1923, and recorded in said Registry in Vol. 573, Page 8;
thence north, three degrees cast (N. 3° E.) but always following the
easterly line of said lot 80 conveyed by Charles H. Clement to Edsel
B. Ford one hundred eighty-seven and five-tenths (187 5/10) feet to
the iron bolt at the place of beginning, and containing five-tenths
(5/10) acres, more or less, according to survey and plan of E. W. Hill
C. E. made in September, 1933.
The premises hereinabove described no conveyed being a triangular
parcel of land in the northwestern corner of that certain lot of land
which is described 19,13 conveyed in n. warranty deed from Daniel W. Brewer,
Perry H. Brewer and Porter Brewer to John Bracy, dated April 15, 1864,
and recorded in said Registry in Vol. 120, Page 296; also being part of
the same premises which are described as conveyed from Mount Desert.
Seaside Land Company to Linda Down Cooksey by deed dated November 3,
1894, and recorded in said Registry in Book 285, Page 157; also being
part of the same premises which are described as conveyed in paragraph
nine of the deed from Richard M. Hoe et al, Trustees, to Cooksey Realty
Company, dated December 36, 1908, and recorded in said Registry in Vol.
458, Page 448. Said premises are included in paragraph one of the deed
from the Cooksey Realty Company to Seal Harbor Realty Company, dated
January 6, 1914, and recorded in said Registry in Vol. 503, Page 287.
This conveyance is made subject to the rights of the public in
80 much of the highway as is included within the limits of the above
description, and the covenants of warranty herein contained shall not
apply to BQ much of the highway as is included within the limits of
the above description.
TO HAVE AND TO HOLD the aforegranted and bargained premises with
all the privileges and appurtenances thereof to the said Edsel B. Ford,
and his heirs and assigns, to his and their use and behoof forever.
AND said Seal Harbor Realty Company does COVENANT with the said
Grantee, his heirs and assigns, that it is lawfully neized in fee of
the premises, that they are free of all incumbrances; that it has good
right to sell and convey the same to the said Grantee to hold as afore-
said; and that it and its successors, shall and will WARRANT AND DEFEND

the same to the said Grantee, his heirs and assigns forever, against
the lawful claims and demands of all persons, except as get forth herein.
IN WITNESS WHEREOF the said Seal Harbor Realty Company has
caused its corporate seal to be hereto affixed, and these presents
to be executed in its behalf by Merritt T. Ober, its President, and
George L. Stebbins, its Treasurer, both thereunto duly authorized
this fifteenth day of January in the year of our Lord one thousand
nine hundred and twenty-three.
